Our Development Work

Our Development Scheme in WaddingtonSt Vincent’s is a developing housing association and a member of the Northern Lights Group.

Our development team includes several project managers, who assist in the completion of our projects quickly, efficiently and to the highest standards.  St Vincent’s project managers are on hand to guide through the development process, whether in an advisory capacity or in practical day to day management

The team works with developers to build new homes in the North West. Much of this work takes place with grant funding.

We work closely with a range of Councils, including Housing Options, Planning and Legal, and the Tenant Services Authority.

The team is experienced in putting together all types of bidding documentation and we have organised bids for supported housing schemes, houses for sale or rent, along with section 106 agreements.

Our straightforward appraisal system provides an accurate way of assessing the viability of a proposed development,  as well as calculating costs for land, sales, and income.  This model accounts for management and maintenance costs, unlet/unsold allowances, interest rates and loan terms.

Flagship Developments

Our flair and expertise is in developing innovative homes and communities, which make a great place for our customers to live.

Crescent Road, BoltonCrescent Road, Bolton

This is one of the largest scheme that St. Vincent’ has developed to date, during development we worked closely with local schools who designed the art work for the ornamental fencing which has been incorporated into the overall design.  There is a large sense of community within this scheme with the presence of their own residents group.

Irlam and Cadishead Bungalows

We designed three schemes of specially adapted wheelchair bungalows in and around the Iram and Cadishead area.  These properties consist of two and four bed roomed accommodation in order to allow larger families to stay together, despite illness, as appropriate care facilities are available on site, as well as independent living.

Casltkeep View, Kirkmoor Road, ClitheroeCastlekeep View, Kirkmoor Road, Clitheroe

This large mixed-tenure new build development was completed in Spring 2007 on land that was purchased from the Local Authority.  The scheme includes homes to rent, shared ownership and a special needs bungalow for women.

 

Cornmill Court, WaddingtonCornmill Court, Waddington

This development was built on land previously owned by the Local Authority which housed garages. We have developed a scheme consisting of eight 2 bedroom apartments and three 3 storey townhouses all purchased on shared ownership through Homebuy.
